NCJAR participated in the first regional real estate Diversity, Equity, & Inclusion Summit on June 14th, 2022 at the Sheraton Mahwah Hotel. NCJAR members were in attendance. National speakers discussed the impact of equity on the industry, diversity's facets, and why inclusion is critical to the future of the industry and the communities we serve.
After two years of record-setting activity, there are signs the housing market might be cooling. High home prices and a surge in mortgage interest rates are slowing buyer activity, with home sales declining for the third consecutive month under the weight of soaring homeownership costs. The National Association of REALTORS® (NAR) reports existing home sales were down 2.4% from the previous month, while pending sales fell 3.9% as of last measure, extending the trend of recent months. Economists predict sales will continue to soften in the near future, which may put downward pressure on home prices.
New Jersey Realtors® is hosting a webinar with the Department of Community Affairs on June 30 at 1 p.m. to help members better understand the new lead paint inspection and remediation law requirements, which go into effect on July 22.
The new law requires lead paint inspection and remediation for residential one- and two-family rental properties upon tenant turnover or by July 24, 2024 if there is no tenant turnover. The inspection requirements may vary depending on the community, and the new law is not currently tied to time-of-sale requirements.

Unconditional Release of the Seller from The Listing Agreement or Conditional Release of The Seller from The Listing Agreement… Which One Is It?
UNCONDITIONAL RELEASE: The listing Broker in a writing on company letterhead states that the Seller is unconditionally released from any and all obligations arising out of the listing agreement with the listing Broker.
CONDITIONAL RELEASE: The listing Broker in a writing on company letterhead states that the Seller shall be released from any and all obligations arising out of the listing agreement with the listing Broker only under the following conditions: (Broker then states the specific conditions). Examples of “conditions” can be reimbursement of expenses incurred by the listing broker such as advertising (must be itemized and have receipts).
In either case, the listing Broker should make sure that the Release is fully explained to the Seller and the Seller understands the terms.
GSMLS Permanent Withdrawal Form: This form is used to permanently remove a listing from the MLS when the Listing Broker grants a Release (unconditional or conditional) to the Seller. It should be used for MLS purposes. It is recommended that the Listing Broker do the Release (unconditional or conditional) as a separate writing on company letterhead.

Juneteenth ("June Nineteenth") is observed annually to commemorate the end of slavery in America.
On Juneteenth, Black Americans celebrate their freedom from slavery, two years after the Emancipation Proclamation. The Emancipation Proclamation issued by President Abraham Lincoln on January 1, 1863, had established that all enslaved people in Confederate states in rebellion against the Union "shall be then, thenceforward, and forever free."
The Emancipation Proclamation did not immediately free enslaved people. Confederate proclamations only applied to the states under Confederate control and not to slave-holding Border States or rebel areas already under Union control. As a result, when Northern troops advanced into the Confederate South, many enslaved people fled behind Union lines.
NCJAR President William "Bill" Flagg stated, "It is still painful and disturbing for many Black Americans to remember slavery and bondage as part of history."
In recognition of Juneteenth, the NCJAR board offices will be CLOSED on Friday, June 17, 2022.
